Makeover

The original 2006 apartment was a set of separate cells linked by an oversized hallway. A partial refit of the bathroom and kitchen would have kept almost 40 m² of old floors and partitions, so the whole layout was redesigned instead.

    Bedroom to the courtyard

The larger bedroom and the living room swapped places. Sleeping is now on the quiet side, away from street noise and smog.

  • 02

    Open space

The kitchen moved out of the living room corner and joined the living area in one rectangular space with a dining area.

  • 03

    A hallway that works

12.41 m² of wasted space became a walk-through area with floor-to-ceiling built-in wardrobes and mirrors.

  • 04

    New facilities

A separate bathroom, toilet and a new utility room. The kitchen takes its water where the old storage room used to be.

Mood board

Functional minimalism and restorative environment theory. The apartment should be a refuge from the bustle of the city: a monochrome palette, clean lines, handleless systems and hidden technology.

Visualisations

Photorealistic visualisations made in SketchUp and V-Ray. They show not just the design, but how light falls into each room and how the chosen materials work together.

Value

The client isn't just buying a nicer apartment, but a better investment. A CZK 1.5M renovation lifts the price per square metre from CZK 135,000 to CZK 165,000.
